Adding returns through value engineering

In a classic example of Lapis value engineering. We helped the clients progress their apartment countertops from laminate to granite and subsequently quartz whilst maintaining attractive economics.
Kitchen backsplashes have been upgraded from ceramics to the more attractive glass and marble backsplash subway tiles again at prices much lower than historic suppliers.
Locally sourced 2mmm, ‘glue down’ LVT was replaced with 5mm, click-system with ‘acoustic backing’ providing higher performance, easier installation and lower cost culminating in the most recent order of more than 1,000,000 square feet.

During the first project with this client, Lapis was able to providing quartz in place of the granite that had previously been requested and at a significant discount across 250 units.
Success leads to client extending the order for another 500 units across their new development. Material that is currently being cut and shipped to the US.

Lapis has helped in the upgrading of 1000 units across 4 projects.
Graduating from laminate countertops to granite, and cutting these to include a thicker, ‘bull nose edge’ profile and thereby creating a more premium feel within the properties.
Provision of mirrors incorporating LED lights further elevated the apartments and allowed the client to secure significantly higher rental rates than expected.
